Rightmove offers three policy types, designed to protect either the lettings agent’s income, the landlord’s income or both. It’s up to you.

Rental income is covered until you get vacant possession of the property if the tenant can’t or won’t pay their rent.* There are also no nasty surprises with legal fees, as legal costs are also covered.*
The policy includes market-leading mediation, so all basis are covered before a possession claim goes to court.
Discuss what happens if rent stops being paid. Does the landlord think your managed service will take care of things if the tenant stops paying rent? Are they aware of the substantial costs involved?
Talk about eviction costs. The legal costs involved in an eviction in the UK vary from around £1,300 up to £3,000 or more depending on the complexity of the case2.
Talk about your landlord’s motivations. Do they need rental income to fund their retirement or pay a mortgage? Could they cover these costs if the rent stopped being paid?

Rent guarantee payments may be paid for an indefinite number of months until vacant possession is gained, except where the tenant provides a valid defence to the eviction in which case payments are capped at 12 months. Monthly rent may be paid post-possession (if the property can’t be relet due to tenant damage) at 100% for month one, 75% for month two, and 50% for month three. Claims notified between 31-60 days after first missed rent will incur an excess of 1 months rent, claims notified more than 60 days after first missed rent will not be eligible. Total payment for each insured incident is capped at £100,000. Satisfactory references must be obtained prior to any rent increase of more than 10% of the existing rent (rent increases are subject to statutory market rates). Policies are administered by Legal Protection Group Ltd and underwritten by Financial & Legal Insurance Company Ltd.
